The Landing Residences


The Landing is a unique heritage and conservation property in New Zealand's stunning Bay of Islands: a thousand acres of beaches, rolling hills, wildlife sanctuaries and historic sites.

Here you'll find the finest luxury accommodation, a small group of beautifully appointed holiday houses surrounded by quiet beaches, farmland and bush.

The Residences


The Landing Residences are a group of privately owned houses, offering premium luxury and comfort in unparalleled surroundings. They are located close to the beach at Wairoa Bay, one of The Landing's six private beaches.

All the houses have their own private grounds and expansive views of the sea and surrounding farmland. Each has been designed, furnished and equipped to the very highest standard. All the Residences feature fully equipped state-of-the-art kitchens, wireless broadband, the latest audio-visual entertainment systems and beautifully designed indoor and outdoor entertainment areas.

At present there are four houses available for booking, either individually or together to suit your accommodation needs. Together, the four Residences offer a number of configurations ideally suited to corporate events. With a range of beautiful, relaxing and inspiring spaces for a range of uses, they offer the opportunity to eat, meet, mingle and sleep in different locations, adding variety and flexibility to the experience.

The Boathouse


The Boathouse is a striking, airy structure based on the design of a colonial woolshed that used to stand on the property.

Located on the water's edge at Wairoa Bay, close to The Landing jetty, The Boathouse looks out to 144 islands in the Bay of Islands and beyond.

The Boathouse offers extensive living space, including a covered courtyard, terraces and an outdoor fireplace area. Generous indoor and outdoor entertainment areas flow seamlessly into each other, with room to comfortably entertain 20 guests.

The Boathouse sleeps four people in two bedrooms: one king master bedroom and one twin room. There is one bathroom in The Boathouse itself and another in the adjacent service building.

Architecture and design 

Designed by prominent New Zealand architect Pip Cheshire, the building's traditional form has been given an elegant modern interpretation in natural wood and stone.

The Boathouse's understated style reflects a contemporary New Zealand aesthetic, with an emphasis on natural materials throughout and a design that is both innovative and functional.

Cooper Residence


Sitting on a headland site with 360-degree views of the surrounding ocean and countryside, this magnificent five-bedroom house is decorated and detailed to the very finest standards.

From the dramatic entrance lobby with its powerful artwork to the lofty barn-style kitchen and dining space, the initial experience is one of impact and scale. Elsewhere, the house is broken into comfortable spaces and intimate corners, places to discover, explore, interact or sit and enjoy different aspects of the spectacular outlook.

Five luxurious bedroom suites, each with their own distinctive theme and character, sleep 10-12 guests. The house and its grounds provide a range of versatile entertainment and hospitality spaces, including a large lounge with fireplace, a private library and spacious indoor and outdoor dining and catering areas ideal for hosting corporate events.

At the Cooper Residence you'll be hosted by your own personal chef, who will custom-design and prepare menus for you and your guests.

Architecture and design

The house is modelled on a basic cruciform shape. A long barn-like structure flanked by two contemporary pavilions accommodates the master bedroom and main living areas.

The interior is luxurious with an industrial edge, featuring rough-hewn wood, blackened steel and exposed bolts. Walls and ceilings are lined with rich timber, the monumental scale of the house carried through in the heavy beams and huge rusticated steel fireplace. Finishes are contemporary and eclectic, incorporating exotic textures such as animal skins, stone, metals and woven Maori panels.

At the northwestern end of the house is an elliptical stone 'remnant tower', which houses The Landing wine cellar and tasting room. Above, an atmospheric king bedroom suite offers a unique private retreat and above that, a sunny curved ‘observatory’ roof deck provides an intimate dining or function space.

The Cooper Residence is home to a significant collection of art, Maori artifacts, archaeological relics, antique books and photographs, offering a unique richness to the experience of the house. The house was designed by acclaimed New Zealand architect Pip Cheshire and the interior created by renowned Seattle designer Terry Hunziker.

Gabriel Residence


The Gabriel Residence is a simple, modern building inspired by the traditional form of New Zealand farm buildings.

Located immediately above the tranquil waters of Wairoa Bay, this large four-bedroom house has magnificent views in all directions, taking in sea, islands, bush, farmland and wetlands.

The house has extensive outdoor living space, including open and covered terraces, a covered deck and a large sheltered open-air courtyard.

A huge, fully equipped entertainer's kitchen with scullery makes it ideal for events or parties.

As well as the large main living area, which gives out onto the large covered deck, there are three other self-contained indoor living areas. These include a spacious entertainment room with pool table, a large den/library space and an intimate downstairs lounge area.

The Gabriel Residence sleeps eight people in four equal-status king bedrooms, two upstairs and two downstairs, all with superb views and luxurious en suite bathrooms.

Architecture and design

Designed by leading New Zealand architect Pip Cheshire, the Gabriel Residence consists of two parallel gabled structures that nestle into the slope of the land.

Its high, open, airy rooms allow continuous views out while still offering a strong sense of warmth and enclosure. The house is primarily constructed in unfinished hardwood timber and raw concrete, allowing it to soften into the coastal landscape.

Furnished with an understated mix of modern pieces, New Zealand antiques and Pacific art, the interior is full of the natural tones and textures of wood, rich textiles, stone and metal.

Architecturally designed with a flowing openness to the stunning surroundings, the Vineyard Villa offers magnificent views across The Landing and out to sea. 

Taking its name from its unique location, the Vineyard Villa is tucked quietly amongst The Landing’s established vines.

An entertainer’s haven or a romantic’s escape, the house features three bedrooms and three separate entertaining areas.

Enjoying expansive views over the wetland valley and out into Wairoa bay, the living quarters offer an open and welcoming space, perfect for entertaining. At the front of the house, a covered terrace provides year-round outdoor dining, while a sheltered courtyard to the west offers sunset views and an inviting open-air fire.

With two king bedrooms and a master suite, the Vineyard Villa sleeps six people comfortably.

The Architecture and Design

Designed by award-winning Nat Cheshire of Cheshire Architects, the Vineyard Villa is a sanctuary you can make your own.

On the seaward side, the open kitchen and generous living quarters soak in the morning sun. Glass walls slide away behind stonework to transform the entire pavilion into an outdoor room, a sheltered extension of its landscape.

Nestled into the vineyard side, the bedroom suites are enfolded by warm timbers and soft plaster, offering an intimate escape.

Understated modern furnishings have been carefully selected to match the villa’s calm aesthetic and work alongside the dark wood and stone materials that run throughout the house.

Food and Wine Experiences


One of the great pleasures of your stay at The Landing will be your exceptional food and wine experience. There are no set menus, fixed meal times or designated dining areas. Every aspect of every meal is tailored to suit you by your personal chef.

We can talk to you about what you like to eat, when and how, creating superb customised menus for each meal, which are designed around the very best of what's in season and locally available. Menus can also be expertly matched with a selection of fine new world wines.

You'll be hosted with complete flexibility and the most thoughtful personal service. As well as the beautiful interior spaces at each Residence, there are many wonderful locations around the property to enjoy a meal or refreshments.

Outdoor terraces, courtyards, gardens, even the jetty, allow you to enjoy the spectacular setting during different seasons or times of the day.

Eating off the land

The Bay of Islands offers some of the finest fresh local produce in New Zealand and is famed for its abundant seafood, lush orchards, fertile farmland, award-winning wineries and artisan food producers.

The Landing itself offers a bounty of produce, with its own kitchen gardens supplying seasonal vegetables, herbs, berries and fruit, and chickens providing free-range eggs.

The Landing also has its own vineyard, which produces excellent syrah, chardonnay and rosé varietals, bottled under our own label The Landing.

The Bay of Islands is world-famous for its fishing, and you'll have the opportunity to catch your own fish or go diving in season for crayfish and scallops, to be prepared for you by your personal chef.

Complete culinary experience

To take your appreciation of The Landing and Bay of Islands produce to the next level, you can design your entire stay around food and wine experiences.

Guided by experts, you can visit our wine cellar, taste wines from the The Landing's vineyard, meet our winemaker and tour the winery where The Landing wines are made. We can also arrange tours of other wineries in the region.

You can explore The Landing's gardens, orchard and farm and be taken on a personal tour of local food producers. Local places of interest include honey and olive oil farms, an artisan bakery, an award-winning cheese and yoghurt maker and a boutique chocolatier. There is also a Sunday morning farmers market in nearby Kerikeri. If you'd like to make your own catch of the day, you can be taken on a guided tour of local fishing and diving hotspots.

Heritage and wildlife experiences


The Landing is a special place with a rich spiritual history and many natural and historical treasures to discover. It covers a thousand acres of farmland, beaches, native bush, bird sanctuaries and protected heritage sites.

As a guest of The Residences, you're free to explore the entire property, either alone or with a guide. This is a chance to engage with The Landing's extraordinary pre-European and colonial heritage and its cultural and environmental legacy for the future.

Explore archaeological sites, artifact and rare book collections and learn about contemporary Maori culture, art and food. Visit restored wetlands, regenerated native bush and bird sanctuaries and go kiwi-spotting at night. Your itinerary can be planned to include the activities that most interest you.

The Landing's wildlife and heritage reserves can be comfortably explored on foot or by mountain bike. If you prefer, you can be taken on a personal guided tour of the property by 4WD vehicle.

Historic sites and artifact collections

The Landing stands on some of the most historically significant land in New Zealand. Numerous early Maori settlements were located here and the region played a key role in early colonial history.

Sites of interest include the location of the 1814 mission house, excavated in 2002; old Maori village, pa, and colonial homestead sites; an ancient commemorative Norfolk pine; and early settler graves. The nearby Marsden Cross memorial marks the spot where the first Christian sermon in New Zealand was preached in 1814.

The Cooper Residence at The Landing is also home to a fine collection of rare and historic books, colonial and early Maori artifacts as well some magnificent works of contemporary Maori and Pakeha art. Much of the collection is available to view by appointment.

Bird sanctuaries and wetlands

The Landing is the site of an extensive native bush and wildlife regeneration programme, with more than a million native trees and shrubs planted so far.

Wetlands have been restored and bird sanctuary areas developed, encouraging the return of many rare and endangered bird species, including kiwi, pateke (brown teal), paradise ducks, pukeko and oystercatchers. The property offers many excellent bird-watching opportunities, including popular kiwi-spotting night walks.

Adventure Experiences


The Landing offers the ultimate luxury New Zealand adventure holiday, with as much action as you can handle.

As a guest of The Residences, the vast The Landing property is at your disposal, including six private beaches, farmland, heritage trails, bird-watching walks, bike tracks and quiet waters perfect for kayaking and paddleboarding.

The entire playground of the Bay of Islands is on your doorstep, offering the world's finest game fishing, sailing, diving and golf.

The Residences hospitality team can arrange all activities, trips and personal tours as required and our private helicopter is available on request.

 

Fishing, diving and watersports

The Bay of Islands is famous for its impressive game fish, including marlin, tuna and shark. The area also offers spectacular snorkelling and scuba diving, including wreck diving and diving in season for scallops and crayfish.

The Landing's resident 28-foot rigid hull inflatable, Protector, can be booked for skippered half- and full-day fishing and sightseeing trips.

The Bay of Islands and wider Northland region are excellent locations for sailing, kayaking, waterskiing, surfing and a wide range of other watersports. Many of these can be enjoyed directly from The Landing, which has its own boat ramp and deep-water jetty and wash-down facilities.

Hiking, mountain biking, beaches

The Landing is crossed with a network of boardwalks, walking trails and mountain bike tracks, leading through native bush reserves, wetland areas and farm paddocks. This is an excellent way to explore the property, taking in magnificent rural and sea views and many sites of natural and heritage interest.

The six private beaches at The Landing can be accessed for safe boating and swimming at all tides, making it ideal for family beach holidays. Hundreds of other beautiful beaches are also within easy reach of The Landing. These range from quiet, secluded white-sand bays accessible only by boat to wild west coast surf beaches a short helicopter flight away.

Golf and family holiday activities

Kauri Cliffs, considered to be one of the world's greatest golf courses, is just five minutes by helicopter or 40 minutes by car from The Landing.

Many other fine golf courses are also located in the region, including the famous course at Waitangi and the PGA tournament-quality Carrington course on the Karikari Peninsula.

A wide range of Northland family holiday activities are accessible within an hour's helicopter flight, including glow-worm caves and the ancient kauri forests at Hokianga.

Between November and April, whale watching and swimming with dolphins from nearby Paihia and Russell are popular day trips, and horseriding is available year-round.

Wellbeing


The Landing's tranquil beach setting is the perfect place to relax and rejuvenate: a unique private health farm environment surrounded by the perfect peace of countryside and calm sea.

We can arrange for your stay to be as active or as restful, as disciplined or as indulgent as you like. You can play tennis, walk and mountain bike, work out in the private gym, practise yoga and Pilates and swim or kayak out to nearby islands in the calm bay.

Indulge in spa treatments and massage on request and eat the very freshest and best local produce, with personal instructors, therapists and nutritionists available by arrangement.

Exercise and sport

The Landing offers a thousand acres of private farmland and beaches to explore on foot or by bike, with a network of hiking and mountain biking trails taking in many areas of natural and historic interest. The Landing's calm island-dotted bays are ideal for swimming, kayaking and paddleboarding.

There is a tennis court for use by all guests, together with a private gym, steam room and ocean-facing deck for Pilates and yoga. We can arrange personal trainers and instructors for private coaching as required.

Some of New Zealand's best golf courses, including Waitangi, Carrington and Kauri Cliffs - which is considered to be one of the world's best - are also located nearby. Wetsuits, kayaks, paddleboards and mountain bikes are available for use by guests.

Indulgence and relaxation

For a completely indulgent experience, you can enjoy your choice of spa treatments and massage therapies at The Landing. Treatments can be administered by a personal therapist at The Landing's intimate private gym, set in its own relaxation garden, or we can arrange for a masseuse to treat you at your Residence.

World-class luxury spa facilities are also available close by at Kauri Cliffs and Paihia, just a short helicopter or boat ride away.

Throughout your stay, menus will be customised to suit your wellbeing or indulgence needs. Your personal chef will prepare superb meals designed around the very freshest and best local produce, with or without wine as you wish. Nutrition and dietary consultations are available on request.

We can arrange everything: your flights and transfers to The Landing; provisioning and housekeeping at your luxury Residence; boat chartering or valeting; game fishing and other activities and any additional services you require.

Every aspect of your food and wine experience will be customised to suit your individual tastes and requirements. You will be hosted by your own personal chef, who will design menus to suit you, precisely tailored to what, when and where you want to eat.

Your personalised experience begins even before you arrive. A concierge will be in close contact with you beforehand, planning your holiday, understanding your requirements and answering your questions.

On arrival, your Residence will be fully provisioned to your needs, which we'll discuss with you in detail before you arrive.
